Vaswani Bagalur is planned in the Hardware Sector of the KIADB Hitech Defence and Aerospace Park at Huvinayakanahalli, also spelt Hoovinayakanahalli, in Yelahanka taluk, north Bengaluru. Bagalur village is about 6 km away by road, and the entry and exit are planned on the south side of the plot. The park is an industrial area with manufacturing, electronics and technology campuses around it. Distances on this site are routed road distances from the centre of the plot.

Vaswani Bagalur is planned within the village limits of Huvinayakanahalli, in the Hardware Sector of the KIADB Hitech Defence and Aerospace Park in Yelahanka taluk. Bagalur village is a separate place about 6 km away by road from the centre of the plot, and this site writes near Bagalur to place the project by it. Huvinayakanahalli village itself is about 3.5 km away by road. This site uses the spelling Huvinayakanahalli throughout.
What are the registration costs on an apartment in Karnataka?
For a Karnataka apartment above Rs 45 lakh, the stamp duty rate is 5% of the property value, the higher of the agreement value and the guidance value, plus a cess of 0.5% and a surcharge of 0.15% (the rate outside a city corporation area), which makes 5.65%. The registration fee is 2% since 31 August 2025, so stamp duty, cess, surcharge and registration together come to 7.65%. GST of 5% applies on top, with no input tax credit, to a home bought before its completion certificate, taking the total to 12.65% of the agreement value. On Rs 1 crore of agreement value that is Rs 12,65,000: Rs 5,00,000 of stamp duty, Rs 50,000 of cess, Rs 15,000 of surcharge, Rs 2,00,000 of registration and Rs 5,00,000 of GST. None of this is a price for Vaswani Bagalur, whose price has not been announced: it is general guidance on any Karnataka apartment above Rs 45 lakh.
